Kyoto Station is the gateway to Japan's cultural capital and one of the most recognizable stations in the country, housed in Hiroshi Hara's dramatic glass-and-steel building. Tokaido Shinkansen puts Kyoto 2 hours 15 minutes from Tokyo, 15 minutes from Osaka. The station serves as the hub for exploring temples, shrines, and cultural sites that draw over 50 million visitors annually. For property investors, Kyoto presents a paradox: astronomical tourism demand but fierce regulatory resistance to short-term rentals. Kyoto City has some of Japan's strictest minpaku rules — residential zone operation is limited to January 15 through March 16 only, effectively killing year-round STR as a strategy. Long-term rental demand is solid, driven by the university student population (Kyoto University, Doshisha, Ritsumeikan) and a growing international resident community.
