Sendai is the largest city in the Tohoku region and Japan's most accessible major city north of Tokyo — the Tohoku Shinkansen covers the distance in just 90 minutes. Known as the City of Trees for its tree-lined avenues, Sendai combines big-city infrastructure with a more relaxed pace than Tokyo or Osaka. The station is a major hub with multiple JR lines and two subway lines providing comprehensive coverage. For investors, Sendai offers strong fundamentals: a million-person metro area, Tohoku University (a major national university), significant corporate and government presence, and property prices well below comparably-sized cities in the Tokyo-Osaka corridor. Investment apartments in the 3-10M yen range with yields of 5-7% are standard. Tourism peaks around the Tanabata Festival in August but has year-round appeal including Matsushima Bay and the surrounding hot spring resorts. Post-2011 reconstruction investment has left the city with modernised infrastructure. The growth outlook is cautiously positive — Sendai captures migration from the wider Tohoku region even as the region overall loses population.
