Arashiyama Tenjingawa is at the heart of Kyoto's most famous tourist district, immediately adjacent to the Arashiyama Bamboo Grove. The Randen tram connection is scenic but infrequent and requires transfers for commuter access. Properties are scarce and very expensive — 15-25M yen for modest apartments — reflecting prime tourist location. Purchase price is high relative to rental income; yields are typically 2-3%. Short-term rental potential is enormous during tourist season, but winter vacancy is a real concern. This is a pure tourism play, not a commuter investment. Only buy here if you have deep Kyoto STR expertise and can handle seasonal management complexity. Otherwise, better returns exist in less-saturated areas.
