Hiroshima Station serves as the main hub for Japan's largest city in the Chugoku region and draws a unique combination of resident demand and international pilgrimage tourism. The Peace Memorial Park and Atomic Bomb Dome attract millions of visitors annually, many of whom also day-trip to Miyajima Island via the JR and ferry connection. Sanyo Shinkansen provides direct service to Osaka in 90 minutes, Tokyo in 4 hours, and Hakata in one hour. The station underwent a major redevelopment completed in recent years, modernising the south exit with new commercial facilities. Hiroshima's property market is moderately priced — investment apartments in the 3-10M yen range with yields of 5-7% — and rental demand is stable, supported by Mazda's corporate presence, several universities, and a diversified regional economy. Tourism-driven STR demand exists but is more seasonal than Osaka or Kyoto. The city is compact and highly liveable, with the famous streetcar network adding local transit charm. The main risk factor is simply that Hiroshima is a mid-sized regional city in a country with an ageing population — growth is modest at best.
